Siding made for Maryville homes
Maryville looks south at Chilhowee Mountain, the outermost ridge of the western Smokies. Living that close to the foothills is a big part of why people choose Blount County’s county seat, and it also shapes how your siding ages. Mountain weather, shaded lots and older housing all play a role.
American Home is a locally owned siding company that has served East Tennessee since 1997. We are based in West Knoxville, and Pellissippi Parkway (I-140) makes Maryville an easy trip for our crews.

Older Homes Near Maryville College
Maryville College was founded in 1819, and the streets around it hold some of the oldest houses in town. Part of this area, the Indiana Avenue Historic District, has been on the National Register of Historic Places since 1989. Its houses lean Colonial Revival, Craftsman bungalow and Late Victorian.
If you own one of these homes, replacement is about more than weather protection. Narrow lap reveals, deep window casings, corner boards and porch details give a bungalow its character. Strip those away or bury them under oversized panels and the house loses what made it worth buying.
That is why we often point owners of older Maryville homes toward James Hardie fiber cement. It is available in smooth and wood-grain lap that reads like painted wood from the street, and it does not rot. Where the original wood is mostly sound, a targeted siding repair can replace the bad boards and keep the rest.
Before any work on a historic property, check with the City of Maryville about whether your address falls under local design review. We are glad to help you put together material samples and product details for that conversation.
Subdivisions, Golf Communities and HOAs
Much of Maryville was built well after the college era. A few patterns we see:
- Royal Oaks is a golf course community with condos and larger estate homes. It has multiple HOAs depending on your street, so the approval process may differ from your neighbor’s a block away.
- Briarcliff is a mature neighborhood with larger lots and big trees. Shade keeps north walls damp longer, which is where mildew and soft trim tend to show up.
- Clover Ridge and other newer developments often have builder-grade siding that is starting to fade or loosen after its first decade or two.
If you have an HOA, ask for its exterior guidelines early. Color, profile and trim changes usually need sign-off before the crew arrives, and having that in hand keeps your schedule on track.
Water, Shade and Foothill Weather
Pistol Creek winds through Maryville, flowing around downtown and north into Alcoa before joining the Little River near Rockford. Homes on low ground near creeks, and homes tucked into wooded hillsides, deal with more lingering moisture than a house on an open lot.
For those houses, what goes behind the siding matters. We look closely at the sheathing, the weather barrier and the flashing at every window and door. Wet sheathing gets replaced before anything new goes on top of it.

FAQ
Maryville siding FAQ
Still have a question? Call us — a real person answers.
Do you work in Alcoa and the rest of Blount County?
Yes. Maryville’s twin city of Alcoa and the surrounding Blount County communities are within our regular service area.
Will new siding change the look of my older Maryville home?
It does not have to. Choosing a lap reveal and trim package close to the original keeps the house looking like itself.
Is repair an option, or do I need full replacement?
If the damage is limited and the material can be matched, repair is often the better value. We will tell you honestly which makes sense.
