Siding made for Johnson City homes

Let’s start with the honest part. American Home is based in Knoxville, at 11028 Terrapin Station Lane, and Johnson City is roughly an hour and a half to two hours up the road. We don’t have an office in the Tri-Cities. What we do have is a Knoxville-based, locally owned company that has completed more than 15,000 projects since Mark and Crissy Sims founded it in 1997, and crews we schedule out for jobs across East Tennessee.

If you live in Washington County and want a siding contractor who will show up for a free estimate, put the plan in writing and run the job start to finish, we would like to talk.

The Tree Streets: Read the Guidelines First

Few neighborhoods in East Tennessee have as clear a set of rules as the Tree Streets. The district was listed on the National Register of Historic Places in 1996 and is roughly bounded by South Roan, West Chestnut, Franklin and Virginia Streets and University Parkway. The city’s design guidelines describe about 225 mostly residential buildings built between 1900 and 1940: Foursquares, bungalows, Queen Anne houses and Colonial Revival homes, with no single “Tree Streets house.”

Two points in those guidelines matter for any siding project:

  • Replacing siding requires a Certificate of Appropriateness. City staff can approve minor work that follows the guidelines; bigger changes go to the Historic Zoning Commission.
  • The guidelines list vinyl among materials considered not compatible with the district.

So if your home is in the Tree Streets, we won’t push you toward vinyl. We will start by asking whether the original siding can be repaired. If replacement is the right call, James Hardie fiber cement can be painted and set at a lap exposure close to the original, which gives you a better starting point for the approval conversation. The decision belongs to the city, so please get approval before any work is scheduled. We will give you product specs and profile details to bring along.

Living at 1,600 Feet

Johnson City sits at about 1,634 feet, and Buffalo Mountain, a city park, is a ridge that rises past 2,700 feet. Higher ground tends to bring colder winter nights, and with them more freeze-thaw cycles over a season.

Every siding material moves with temperature, and that movement is where installs go wrong. Panels nailed too tight buckle in July. Joints left open let in winter rain that then freezes. On every job we pay attention to:

  • Nailing and expansion gaps that follow the manufacturer’s instructions for the season we install in
  • Kick-out flashing where roofs meet walls, a common source of hidden rot
  • Sealed penetrations at hose bibs, vents, lights and meter boxes

Homes Near Boone Lake

The Watauga River arm of Boone Lake, a TVA reservoir, reaches partly inside the city limits. If your house sits near the water or down in a wooded hollow, you are probably fighting more dampness and shade than a house on an open lot. Mildew on the north wall and soft trim at the bottom courses are the usual signs.

Outside a historic district, you have more choices. Alside Odyssey Plus vinyl is a low-maintenance option many homeowners like: no painting, and a garden hose takes care of most cleaning. Fiber cement and Everlast composite are also on the table, and we will lay out the trade-offs plainly.

How We Handle a Project Two Hours From the Shop

Distance changes the logistics, not the standard of work. Here is what to expect:

  • Estimate visit: We group Tri-Cities estimate visits so we can give each one proper time. Expect a full walk-around, measurements and a written proposal.
  • Scheduling: Once you approve, we line up a crew and materials for consecutive working days so your project isn’t stretched out over weeks.
  • Communication: You will have a direct contact and our main number, (865) 459-7753, for questions.

Tennessee license: #2685.

FAQ

Johnson City siding FAQ

Still have a question? Call us — a real person answers.

Do you really travel from Knoxville to Johnson City?

Yes. Johnson City is outside our home base, so we plan estimate visits and crew time in advance. We will tell you up front how scheduling works for your project.

Can I put vinyl siding on a house in the Tree Streets?

The district’s guidelines list vinyl as not compatible, and siding replacement needs a Certificate of Appropriateness. Talk to the city’s historic preservation staff first. We can supply details on fiber cement and repair options.

How long does a typical siding replacement take?

It depends on the size of the house and what we find under the old siding. Your written proposal will include an expected number of working days.
